According to Statistics Finland's preliminary data, prices of old dwellings in housing companies fell by 5.1 per cent from the previous year and by 1.5 per cent from the previous quarter in the first quarter of 2024. In January to March 2024, twelve per cent fewer old dwellings in housing companies were sold through real estate agents than one year earlier.

Prices of old dwellings in housing companies fell in large towns

In January to March 2024, prices of old dwellings in housing companies fell by 5.9 per cent in large towns and by 3.6 per cent in the rest of the country from one year back. Of large towns, prices fell most from the previous year by 8.1 per cent in Vantaa and by 6.8 per cent in Helsinki.

Of the regional centres, prices of old dwellings in housing companies rose only by 0.2 per cent in Seinäjoki and by 1.2 per cent in Rovaniemi. Prices went down by around 13 per cent in Kokkola, by nearly 10 per cent in Vaasa, by nine per cent in Kouvola and by close on nine per cent in Kajaani from one year ago.

Prices of family dwellings fell more than those of smaller dwellings in the early part of 2024

In the first quarter, prices of dwellings in blocks of flats fell most for family dwellings, the prices of which went down by 7.4 per cent in the whole country. Prices of one-room flats decreased by 4.7 per cent and those of two-room flats by 4.9 per cent. Prices of dwellings in terraced houses fell less than in blocks of flats (-2.9 %).

Prices of family dwellings fell most in large towns, where prices of three-room and larger dwellings in blocks of flats went down by 8.6 per cent. In Greater Helsinki prices went down by 9.4 percent. Outside large towns, prices of two-room flats fell more than those of family dwellings.

Sales of new dwellings in housing companies still weak

In the first quarter of 2024, prices of new dwellings in housing companies rose by 0.2 per cent compared to the corresponding period of the previous year. Sales were approximately 30 per cent lower in the whole country than in the first quarter of 2023.

Prices of new dwellings fell by 5.6 per cent in Greater Helsinki. In the rest of the country, prices of new dwellings in housing companies rose by 5.3 per cent from one year back. Prices of dwellings in terraced houses went up by 4.5 per cent and those in blocks of flats went down by 1.0 per cent in the whole country.
