According to Statistics Finland, prices of old dwellings in housing companies fell in the whole country by 6.5 per cent in 2023 from the previous year. Of large towns, prices fell most in Helsinki and Vantaa, where prices went down by around eight per cent. Prices fell least in Turku, by 3.9 per cent. Prices went down by 5.2 per cent outside large towns.

Sales of old dwellings in housing companies slowed down in 2023

In 2023, around 55,500 sales of old dwellings in housing companies were made, which is around 21 per cent fewer than one year earlier. Around 18 per cent fewer sales of dwellings in terraced houses and 23 per cent fewer sales of dwellings in blocks of flats were made than one year earlier. Sales of one-room flats decreased most, by 27 per cent.

Prices fell in all regional centres in 2023

Prices of old dwellings in housing companies fell all around Finland in 2023. Of the regional centres, prices fell most in Lahti (-8.1 %) , in Hämeenlinna (-5.9 %) and in Tampere (-5.8 %), least in Lappeenranta (-1.7 %) and Seinäjoki (-2,5 %).

Of the central areas, prices fell most in Lahti (-9.1 %) and Hämeenlinna (-6.7 %). Prices fell least in the central areas of Kotka (-1.5 %) and Kuopio (-2.5 %).

Prices of small dwellings in Greater Helsinki fell most

In 2023, prices of dwellings in blocks of flats fell most for small dwellings. Prices of one-room flats decreased by 9.1 per cent and those of two-room flats by 7.3 per cent. Prices of family dwellings went down by 5.8 per cent.

Prices of dwellings in blocks of flats fell most in Greater Helsinki, where prices of one-room flats went down by 10.3 per cent. Prices of two-room flats went down by 8.7 per cent and those of family dwellings by 6.9 per cent. Outside large towns, prices of one-room flats fell by 8.5 per cent, those of two-room flats by 5.4 per cent and those of three-room flats by 4.6 per cent.

Prices of dwellings in terraced houses fell in the whole country by 5.2 per cent from one year back. In Greater Helsinki, prices of dwellings in terraced houses decreased more than in the rest of the country, by 6.7 per cent. Prices of dwellings in terraced houses went down by 5.6 per cent in the six largest towns and by 4.9 per cent outside large towns.
